Like most issues, it is my sense that HOA fees have a wide range, particularly because they are not uniform in what they include. For example, ours just includes the monthly operating costs plus percentage set-aside for replacement reserves. I have seen other communities where utilities such as electricity, heat, cable, internet, etc. as well as capital expenditures are included. We have a separate fund and revenue source for capital expenditures beyond the replacement reserve. However, would make an interesting and useful research topic.
