Interesting concepts, Neil.  When I was in Australia about a dozen years ago my 
wife and I visited a cohousing community west of Brisbane.  It was large in 
area and I thought the houses were to spread out.  In US cooperatives (I have 
lived in two) the members own a share and the right to occupy a unit.  David
